Dental Office Construction Project Management News

Dental Office Construction Project to be Managed by Empire Projects, Inc.

For Immediate Release (04/01/10)

Dental office construction is a complex, specialty-type construction, involving coordination between the dental office design, dental office equipment and dental office construction. It involves multiple architectural and engineering systems, which must be coordinated and normally built quickly in line with the dental office schedule.

Empire Projects, Inc. was recently selected to project manage a new dental office design and dental office construction project in downtown New York. The dental office project is currently in the bidding phase.

Acting as Owner’s Representative for a dentist on a Dental Office Construction project requires an understanding of what makes a successful Dental Office Construction project, and how that Dental Office Construction design can be implemented appropriately through the Dental Office project management process. In addition, the dental project’s location in New York City requires expertise in the logistics of building in Manhattan, as well as the approval process of the New York City Building Department, and the New York City Fire Department. Empire Projects, Inc. is ideally suited to project manage a Dental Office Construction renovation, due to the fact that the company is owned and operated by licensed professionals with an average of at least 20 years dental design and dental construction experience. The company president, William N. Bernstein, AIA, is a Yale-trained, registered architect, with over 30 years experience in the project management of high profile, demanding projects, including projects in the residential sector such as apartment buildings, apartments and houses.

How Hospitals Can Reduce Energy Costs

For Immediate Release (02/18/10)

Well-known hospital project management firm Empire Projects, Inc. (www.empireprojects.com) is pleased to announce the publication of a new article on hospital energy reduction strategies. The article will be published in the Hospital Newspaper, where Mr. Bernstein writes a monthly column on hospital design and hospital construction.

The article discusses some of the various strategies that hospitals are using to reduce energy costs, and thereby reduce hospital operating costs. Below is a highlight of some of these energy saving strategies:
- chiller-power optimization software
- solar panels on the garage roof
- turning off equipment that does not need to run 24/7
- replace/repair steam traps to improve efficiency
- replace light bulbs with more energy efficient bulbs
- combined heat and power (CHP) system
- utilize solar energy, as well as energy saving smart meters.
- derive electricity from wind energy
- energy-efficient lighting
- retrofit of heating and ventilation system
- heat captured by energy plant, and turned into steam
- installation of new cooling towers
- new boiler burners
- new windows
- new roof
- chiller optimization
- installation of efficient motors
- lighting improvements
- centralized building management system.
- new computer program to monitor power settings for PCs
- saving wastewater previously being wasted, better management of HVAC cooling water, reducing the number of cycles that the boiler runs
- adding a “SolarWall” air heating system
- changing incandescent lamps to fluorescent lamps
- replacing T12 fixtures with T5 or T8 fixtures
- utilizing LED lighting instead of non-LED where feasible
- installing variable air volume HVAC systems (heating, ventilating and air conditioning) instead of constant volume handling systems, where the unit is either on or off.

The article also discusses the Five Steps for Hospitals to Become Energy Star Rated:
- Step 1: “Retrocommission” your operations (ensure that systems are installed correctly and will operate according to needs)
- Step 2: Conduct a lighting evaluation (generally with goal of: replacing inefficient lighting, increasing lighting controls, and ensuring that lighting levels are correct)
A proper lighting evaluation has three components, Reed said.
- Step 3; Achieve supplemental load reductions (reduce “plug load’ through judicious selection of energy efficient equipment)
- Step 4: Upgrade the air handling system (variable air volume instead of constant volume)
- Step 5: Right-size the building’s chiller (can be done once steps 1-4 are complete, and heat gain is reduced so that less cooling is required)

A final subject of the article is the Hospital Energy Alliance, noting that the U.S. Department of Energy (DOE) has established the Hospital Energy Alliance (HEA) to help increase energy efficiency and reduce greenhouse gas emissions within the hospital industry

Energy Loan from Fannie Mae

Affordable Financing for Home Improvements

If you’re looking to make energy-efficient home improvements, you may want to consider the “Energy Loan” from Fannie Mae®.

This loan was developed to provide homeowners with an unsecured financing option for specified energy-efficient home improvements.

From $2,500 to $20,000

Because the program offers unsecured financing, no mortgage on yourhome will be necessary. Financing can be approved in as little as 24 hours after receipt of your application.
Time periods for repayment vary. Best of all, this financing is provided by Fannie Mae, the nation’s largest source of funds for home loans.

Upgrades you can make to your home

Water Heater
Next to heating and cooling, water heating is the largest energy user in the home. Gas water heater costs account for about 16% of the average bill, while electric water heater costs are about 28% of the average bill.

Space Heating
When furnace shopping, check the AFUE (Annual Fuel Utilization Efficiency) rating. Newer units extract more of the heat contained in combustion byproducts,as well as reduce the amount of heated air that escapes for a better AFUE rating.

Cooling
Consider refrigerated air conditioners or evaporative coolers with high Seasonal Energy Efficiency Ratios (SEER). Higher SEER rated units offer better efficiency and lower operating costs.

Windows
Windows can account for 33% of the total heat loss and as much as 75% of the heat gain during the summer. That's why it's a good idea to replace single-paned windows with double-paned, low emissivity coated windows.

Ceiling and Attic
Without a well-insulated attic, much of your heating and cooling costs are wasted. That's why it's worthwhile to insulate your attic. But, if you don't have an attic, add insulation to the ceiling of the top floor.

Insulation
Insulation blocks the flow of heat through attics, floors and walls by forming "dead air"spaces. Places to insulate include ceilings/attics, floors, walls and air ducts. And don't forget about caulking and weather stripping.

Roofing
The constant heat and cooling of a roof causes it to expand and contract - which leads to wear, tear and energy loss. Remember, light-colored roofs tend to last longer and are generally more durable than dark-colored roofs because they reflect more sun.

Pool
The key to saving energy with a pool is to correctly manage the filter pump time, pool temperature and lighting.

Insulated Plantation Shutters
Plantation shutters help shield your interior from extreme seasonal temperatures, thus reducing both cooling and heating costs. Plus, they can protect decorative interior investments from damaging ultraviolet rays.

Permanently Installed Natural Gas Barbecues
Gas grills make outdoor cooking easy, controllable and affordable. Plus they are better for the environment than charcoal grills. Before you buy, look at how and what you cook. The more you use your grill, the more extras you should consider - like rotisseries and sideburners.
